Windermere is the most demanding finish work we do. The guard-gated communities around the Butler Chain of Lakes — Isleworth, Keene's Pointe, Lake Butler Sound, Casabella — are full of custom homes where the wall itself is expected to read as a finished surface, not a substrate.
Keene's Pointe alone spans fourteen architecturally distinct villages built by roughly a dozen builders around a Jack Nicklaus signature course, so there is no single house type here — every job is its own set of conditions. What these homes do share is glass. Lakefront elevations on the Butler Chain are built to face the water, which means enormous window walls and low morning and evening sun coming in almost horizontally.
That light is the reason Level 5 is not a luxury upgrade in Windermere but a baseline requirement. Raking light across a Level 4 wall reveals every taped seam and every screw line, because bare paper and joint compound reflect light differently. A skim coat over the entire surface equalizes it. On a two-story lakefront great room the difference is not subtle — it is the whole appearance of the room.

Level 5 typically runs about $3.00–$5.00 per square foot over a standard Level 4, depending on ceiling height, staging and the condition of the existing surface. Two-story and lakefront great rooms sit at the upper end because of the access required.
Because joint compound and paper face reflect light differently, and low sun off the water rakes across the wall almost horizontally, which exaggerates that difference. A Level 5 skim coat covers the entire surface in one material so it reflects uniformly. It is the only real fix.
